Locating building sites in Big Cottonwood Canyon is a challenge. Existing water rights, county restrictions and ordinances discourage many from building. Many lots in the canyon cannot be built upon and finding the right building site is a process. Prices for building lots very depending on access, water rights and canyon location. Having an experienced and knowledgeable real estate agent in the canyon is essential. Few real estate professions have the necessary canyon experience to maneuver through the required approval and permitting process. Once permits and approvals are granted property values can increase significantly. The approval and permitting process often takes between 18 to 24 months.
